Homebuyers: Don't be Fooled by DOM (days on market)


โ€œDays on Marketโ€ can mean very little in today's market.


Buyers often ask:


๐ป๐‘œ๐“Œ ๐“๐‘œ๐“ƒ๐‘” ๐’ฝ๐’ถ๐“ˆ ๐“‰๐’ฝ๐’พ๐“ˆ ๐’ฝ๐‘œ๐“‚๐‘’ ๐’ท๐‘’๐‘’๐“ƒ ๐‘œ๐“ƒ ๐“‰๐’ฝ๐‘’ ๐“‚๐’ถ๐“‡๐“€๐‘’๐“‰?


The truth is... this question is irrelevant.


The fact is... homes are on the market longer than ever before.


And as a buyer, you donโ€™t know the history.


The home may have had an offer on it at one point but the deal fell through because the buyer couldnโ€™t get financing.


Lesson: Donโ€™t assume there is something โ€œwrongโ€ with the house or that it's priced too high.

  1. Do your due diligence, through an inspection of the property.

  2. Talk to your Realtor.

  3. Look at the comparables.


All these factors will help determine if it's priced right for the market and a sound investment for YOU. Just because it wasn't the right house for anyone yet, doesnโ€™t mean it's not the right house for you now.
