Homebuyers: Don't be Fooled by DOM (days on market)

โDays on Marketโ can mean very little in today's market.
Buyers often ask:
๐ป๐๐ ๐๐๐๐ ๐ฝ๐ถ๐ ๐๐ฝ๐พ๐ ๐ฝ๐๐๐ ๐ท๐๐๐ ๐๐ ๐๐ฝ๐ ๐๐ถ๐๐๐๐?
The truth is... this question is irrelevant.
The fact is... homes are on the market longer than ever before.
And as a buyer, you donโt know the history.
The home may have had an offer on it at one point but the deal fell through because the buyer couldnโt get financing.
Lesson: Donโt assume there is something โwrongโ with the house or that it's priced too high.
Do your due diligence, through an inspection of the property.
Talk to your Realtor.
Look at the comparables.
All these factors will help determine if it's priced right for the market and a sound investment for YOU. Just because it wasn't the right house for anyone yet, doesnโt mean it's not the right house for you now.
