Self Research includes searching online pictures, the rumour Ville and personal attachment.

Yes. So many times when we come to list a home with potential clients.. and they have already got that magic number of what the value of their home is, what it will sell for and what they will have in their pocket at the end of the day.

So many sellers do their “research” by looking at what homes are currently listed for(not sold), what the neighbourhood talk is or they compare SOLD prices from years gone by.

This can be highly inaccurate and as a result, it’s setting you up for disappointment, frustration, and loss.

Loss of something you didn’t have in the first place.

This also puts a lot of pressure on your poor house.

Don’t get me wrong, as sellers you need to be educated and informed but as Realtors® we want you to have the RIGHT and most ACCURATE facts to base your decisions on.

We want you to go into the sale of your home with all eyes open and make sound decisions that you will not regret down the road.

I recently had a potential seller admit that they were more aware of home values when they were buying then they are now. Why?

Because the buyer takes out that emotion … they know what they are willing to pay for certain things. They are not thinking about the money already invested in this property, the blood, sweat and tears, the memories, the good, the bad, the EVERYTHING!

So … Be Educated. Be Informed. But most importantly, Be Realistic.
